How far ahead should I book my room?

We tend to fill up well in advance on most summer weekends and on weekdays in July and early August.  (In fact family reunion groups in July-August are now making their reservations 1 year in advance.)  The July 4 weekend is usually fully booked  by the end of April, and we are usually fully booked (often with a waiting list) at least a month before the Memorial and Labor Day weekends.  If your plans include any of these dates, long- to very-long-range planning is a good idea, especially for multi-room groups.

We have tended not to be full on some weekends and most weekdays in June and mid-to-late August.  Last-minute reservations and even walk-ins will probably work for those days.

During the off-season (including the 2 best times of the year to be here: mid-May and mid-September) we do  not take walk-ins, so calling at least by the night before your planned arrival is necessary. For dates falling on special events/times (e.g.: the weekend of the War Eagle Crafts Fair; fall colors weekends, Roaring River Park opening day; etc.) a call farther in advance is a good idea, as we can fill up for those times.

(In the late-October to late-February period we keep 6 rooms open.  If you have a large family gathering that requires more rooms during this period, just let us know and we will be happy to un-winterize an extra building or two.)

Finally, due to a tremendous shift in demand toward non-smoking rooms, we now have converted all but 4 of our units to non-smoking.  If you want a smoking room during the summer it would be best to reserve it early.

These observations have been updated in August 2007 and reflect the situation as of the past few years.  The general tendency has been toward increased rates of occupancy, especially in the already-busy summer season.  The bottom line is, whatever your dates, it's best to reserve earlier; but, except on the holiday weekends and most days in July though mid-August, even a last-minute call to see what is available is likely to produce a good answer.

A note about the many Eureka Springs annual festival weekends (e.g., Blues Eureka in early June, the Bluegrass Festival in late August, the Antique Automobile Festival in mid September, the Ozark Folk Festival in early October):  We do not raise our rates for these events.  If you are willing to drive an extra dozen (scenic) miles, you can add a peaceful stay by the lake to your trip to these events at a substantial savings on your room costs compared to those charged in Eureka Springs for those  weekends.
